Real Estate Finance and Investments
Lecture, three hours. Exploration of fundamentals of residential and commercial real estate finance, investment, and development. Study of qualitative concepts and quantitative tools necessary to develop real estate decision-making skills. Analysis of variety of case studies of finance, investment, and development projects from U.S., Europe, China, and Japan that highlight opportunities, risks, challenges, and solutions that were unique to each situation. Use of specially prepared Excel models to understand and evaluate financial aspects of transactions, consideration of macroeconomic context, and discussion of its potential impact on real estate finance and investment decisions. P/NP or letter grading.

Easy and fun class! Karlan is a good lecturer although sometimes could be boring. The being said as long as you practice the excel sheets beforehand then the exams are easy.
Karlan's class is extremely popular among students taking this class for their tech management tech breadth, and for good reason.
- He's an extremely good lecturer. Although I have some prior interest in economics/management concepts, Karlan is just that engaging. He tells stories about his time working in the industry and ties that to the topic we're learning about that week. He also records lectures, which is really nice if you're like me and you cram them all the week before finals.
- He does have participation (essentially, attendance) quizzes on iClicker, but they're graded on completion and not correctness.
- No homework, no projects. Just tests.
- Most of the grade is tests. The tests are open book, open note. You also have access to Excel spreadsheets. Simple multiple choice, so very easy to do well on. Averages tend to be high (think 80s-90s), but it's easy to do well if you study even a mild amount.
